If you're curious about what's happening in Laguna Beach real estate, the latest numbers tell an interesting story.

 

It's a mixed market.

 

And that's important because there's a lot of temptation to look at one number and draw a conclusion about the entire market.

But Laguna Beach isn't that simple.

Let's Look at the Numbers

 

For the week of September 14, 2026, there were:

146 active listings

The median list price was:

$4,748,500

And the active inventory spans an enormous range — from $715,000 to $112 million.

That range alone tells you why looking at a median never tells the whole story here.

 

Here's the Number That Really Caught My Attention

36% of active listings have had a price reduction.

That's significant.

It tells us sellers are paying attention to how buyers are responding to their pricing.

And when buyers have choices, pricing becomes even more important.

 

How Long Are Homes Taking to Sell?

 

The average was even higher at 112 days.

 

 

And What Happened This Week?

Laguna Beach had:

  • 2 closed transactions
  • 1 pending transaction

One sale closed over list price.

One closed under list price.

And one remains pending after a price reduction.

That's where the phrase "mixed pricing signals" really comes into play.

There's activity.

But buyers are making decisions based on value.

 

What Does This Mean If You're Selling?

 

Here's the takeaway I'd focus on:

Pricing matters.....always

A home can have beautiful features, a great location and plenty of potential.

But if the price doesn't align with what today's buyers see as value, the market will tell you.

And the longer a property sits, the more important it becomes to understand why.

 

What About Buyers?

Buyers have options.

With 146 active listings, there is inventory across a broad range of price points.

That creates an opportunity to be thoughtful about what you're buying and how you're structuring your offer.

The right strategy isn't necessarily about chasing the newest listing.

It's about understanding the property, the competition and the seller's position.

The Laguna Beach Market Isn't One-Size-Fits-All

This is why I don't like simply saying:

"It's a buyer's market."

Or:

"It's a seller's market."

Real estate is much more nuanced than that.

The numbers can tell us what is happening.
