The Orange County Market Is Sending Buyers and Sellers Two Different Messages

Orange County is in a pricing market.
Not a hot market. Not a cold one.

The homes that are priced right are moving fast.
The ones that aren't are sitting, or leaving the market altogether.

Here's what this week's numbers say.

**The Snapshot (10/14–10/21, single-family homes)**
Median sold price: $1.50M
Homes sold: 253
Average days on market: 35
Months of inventory: 2.8
Active listings: 2,726

**What Buyers Need to Know**
• You have negotiating power. 62% of homes sold below their final list price.
• Watch the price drops. 35% of new contracts followed a reduction.
• Look beyond standard sales. Trust, probate, and distressed sales made up 11% of closings, at a median of $1.29M.
• Don't wait too long on the right one. 44% of sales went under contract within two weeks.

**What Sellers Need to Know**
• Price it right on day one. The market rewards it fast.
• Overpricing has a cost. 103 listings expired or cancelled this week.
• Preparation still wins. 38% of homes sold at or above list, and 24% sold over.
• Know your micro-market. Coastal OC's median was $2.27M, compared with $1.25M–$1.52M in the rest of the county.

**The Takeaway**
Buyers and sellers are reading the same market.
They just need different strategies.

Buyers win with patience and negotiation.
Sellers win with precision.

County averages only tell part of the story.
Your city, your neighborhood, and your price point can look completely different.
