The Retirement Tool Most Families Misunderstand - REVERSE MORTGAGES

by Patti Gregory

Reverse mortgages have changed, and for many seniors, they're a gift.

My mom sold her home in Yorba Linda, bought in a Hemet retirement community, and used a reverse mortgage.
She lived her final years without a mortgage payment.
She got to enjoy what she worked so hard for.

Years ago, these loans had a bad reputation.
Today they're regulated, and borrowers go through counseling classes first.
My lender partner Scott Christian's own family uses them.

**1. No monthly mortgage payment**
The interest is added to the loan instead of paid each month.
You still pay property taxes, insurance and upkeep.

**2. Qualifying is about equity**
62 is the standard age for the government-backed program.
Credit and income aren't the main focus. You need to show you can cover taxes and insurance.

**3. You choose how to use it**
You only pay interest on what you use.

**4. Your heirs are protected**
They can refinance and keep the home or sell it.
If the home is worth less than the loan, they don't owe the difference on a government-insured reverse mortgage.
Tip: put your home in a trust, and make sure a few people have a full copy.

**5. You can use it to buy**
Instead of paying all cash for your next home, keep more cash in the bank and use a reverse mortgage for the rest.

The only people who don't want you to use a reverse mortgage are the kids waiting on their inheritance.
Your home can help you live well now.
