Contingencies are the most important protection you have when you buy a home.

Contingencies are the most important protection you have when you buy a home.

Most buyers don't think about them until escrow.

Then they matter more than anything.

Here's the simple truth:
While your contingencies are in place, your deposit is protected.
Once you remove them, it isn't.

Lender Scott Christian and I broke it down on this week's podcast.

Here's the framework.

**1. The Inspection Contingency: know what you're buying**
Schedule it the day you open escrow.
Walk the house with the inspector.
You'll only see it once more before closing.
Then ask for a credit instead of repairs.
The seller might install the cheapest water heater.
A credit lets you choose the one you want.

**2. The Appraisal Contingency: make sure the price is right**
The appraiser values the home based on its condition and recent sales.
If it comes in low, you go back to the negotiating table.
Sellers often lower the price or meet you halfway.
If it comes in high? You walk in with instant equity.

**3. The Loan Contingency: protect your approval**
This is where buyers accidentally hurt themselves.
Until you close:
- Don't open new credit
- Don't buy a car
- Don't move or deposit cash without calling your lender first
- Don't change jobs, even for more money

Gift funds from family?
Talk to your lender before the money moves.
It can go straight to escrow at closing.

The bottom line:
Contingencies aren't paperwork.
They're your safety net.
