When a House Gets Worse… and the Opportunity Gets Better

Not every good investment looks good at first.

Some of them smell terrible.

This is a story about one of those houses — and one of my longtime investors, Ted.


The First Walkthrough

Ted was my first investor client.

We’ve done a lot of homes together since then, but I still remember the very first one we walked.

We opened the door and stepped inside.

It wasn’t great.

Then we kept going.

Room by room, it got worse.

And instead of hesitation, I started to hear something unexpected.

Ted was laughing.


The Turning Point

By the time we made it upstairs to the primary bedroom, the smell had reached a level most buyers wouldn’t tolerate.

That’s usually the moment people walk out.

Ted had the opposite reaction.

He was fully laughing at that point.

Because he understood something most buyers don’t.

When a property pushes everyone else away, it often creates space for a real opportunity.


What Others Miss

Most buyers react emotionally.

They see the condition.
They feel overwhelmed.
They move on.

Investors look at the same property differently.

They look at:

  • Purchase price
  • Renovation costs
  • After repair value
  • Margin

The condition isn’t the deal breaker.

It’s part of the equation.


The Outcome

Ted bought that property.

He renovated it.

And he made a strong profit.

We’ve worked together on many homes since then — including a couple he’s purchased without even seeing in person.

That level of trust doesn’t come from guesswork.

It comes from understanding the numbers.


Why This Matters

There’s a side of real estate that isn’t about finishes or staging.

It’s about clarity.

It’s about knowing what something is worth, what it can become, and what it takes to get there.

My background in construction accounting plays a big role in that.

Every deal is broken down.

Every cost is considered.

Every decision is made with intention.
