The Palos Verdes Estates single-family home market continues to show two very distinct stories: the high-demand mid-range market, and a slower-moving luxury tier where listings are taking longer to find the right buyer. Active Single-Family Listings in Rancho Palos Verdes

There are currently eight active single-family homes on the market in RPV, with pricing and days-on-market showing a wide spread.

Price Overview

  • Price range: $1,799,000 – $13,999,999

  • Average list price:$3.85M (skewed upward by one ultra-luxury property)

Price Per Square Foot

  • Range: $572–$1,833/sq ft

  • Average:$1,027/sq ft

Days on Market

  • Range: 30–282 days

  • Average DOM:139 days

Price Reductions

  • About 25% of active listings show visible price changes in the MLS.

What this tells us:
The active segment—especially above $3M—is taking longer to move. Sellers are holding firm on price, and the luxury tier is experiencing extended DOM. Homes under $3M are far more aligned with current buyer demand, while top-tier properties require highly targeted marketing and strategic presentation.

There are two homes currently in escrow in RPV, and they both fall into a strong, in-demand price pocket.

  • Average:$900/sq ft

  • DOM at contract: 105 and 160 days

  • Average:132 days

What this tells us:
The $1.7M–$2.2M range remains the most active part of the RPV SFR market. These homes are finding buyers, even if it takes a few months. They represent move-up buyers, coastal relocators, and families drawn to RPV’s schools and lifestyle.

What this tells us:
The most affordable slice of the RPV single-family market continues to move, with buyers acting more decisively in this range. Compared to the active inventory, the lower-priced homes are selling faster and closer to their price-per-square-foot expectations.
