What Really Happens During Inspection and Termite Negotiations in Real Estate

One of the most important — and often most stressful — phases of a real estate transaction happens after a property goes under contract.

The inspection and repair negotiation stage is where many deals either move forward successfully… or fall apart.

 

This week provided another real-life example of how much work often happens behind the scenes during escrow.

 

For 24 hours, I was actively negotiating inspection requests and termite-related repairs between buyers and sellers on a current transaction.

While buyers and sellers often see only the final agreement, there is usually extensive communication, research, problem-solving, and strategy taking place throughout the process.

 

Why Vendor Relationships Matter

One of the biggest advantages experienced Realtors bring to a transaction is a strong network of trusted vendors....of course, I share these vendors with my inner circle & team!

Over the past 14 years working in SoCal real estate, I’ve built relationships with contractors, inspectors, termite companies, and repair professionals that help provide reliable information and competitive pricing for clients.

My fav termite company once again came in with a very competitive estimate, which helped us better evaluate the situation and respond appropriately to the buyers.

This step is incredibly important because repair requests are not always straightforward.

 

The numbers matter.

The quality of the work matters.

And the ability to properly explain and negotiate those items matters even more.

 

Why Inspection Negotiations Can Be Challenging

Inspection negotiations often become emotional because both sides are trying to protect their interests.

Buyers want confidence in the condition of the home they are purchasing.

Sellers want to avoid unnecessary expenses or unrealistic demands.

This is why communication between agents plays such a critical role.

 

In this transaction, I’m fortunate to be working with a strong agent on the other side who shares the same overall goal: creating a positive outcome for both clients.

That kind of professionalism and cooperation can make a major difference in keeping a transaction together.

 

Real Estate Is Often About Problem-Solving

Many people think a Realtor’s job is simply showing homes or putting properties on the market.

But much of the real work happens during negotiations, inspections, and management.

A large part of real estate involves:

• Negotiating solutions
• Managing timelines
• Coordinating vendors
• Solving unexpected problems
• Helping clients navigate emotional decisions
• Keeping transactions moving toward closing

And sometimes… after all the work is done… you simply wait for the other side’s response and hope everyone can come together toward a fair solution.
