We Successfully Negotiated the Repairs — and the Clients Are Happily Packing Boxes
One of the most challenging parts of any real estate transaction often happens after a home goes under contract.
The inspection and repair negotiation phase is where deals are frequently tested, emotions can run high, and transactions sometimes fall apart entirely.
This week was a perfect example of how much behind-the-scenes work happens during escrow.
After 24 hours of negotiating inspection items, termite repairs, contractor estimates, and solutions between both parties, we successfully reached an agreement that made everyone feel comfortable moving forward.
Most importantly, the clients are extremely happy with the outcome.
What Buyers and Sellers Often Don’t See
Many people outside the real estate industry only see the exciting parts of buying or selling a home.
The showings.
The accepted offer.
The keys at closing.
But much of the real work happens during escrow management and negotiations.
In this transaction alone, the process involved:
• Coordinating vendor estimates
• Reviewing termite reports
• Comparing repair quotes
• Negotiating repair responsibilities
• Managing communication between all parties
• Finding solutions acceptable to both buyer and seller

• Final escrow coordination
