Higher Interest Rates, Stable Home Prices, and Why Buyers Are Paying Attention Again

One of the biggest surprises in today’s housing market is that while interest rates remain elevated, home prices in many areas are not increasing the way they typically do during Spring.

In a normal Spring market, increased buyer activity often pushes prices higher as competition grows.

But this year has been different in most parts of Southern California.

 

Inventory has been improving.

More homes are hitting the market.

 

And while buyers are active, pricing has remained more stable than many people expected.

 

That combination is creating opportunities for buyers who are watching the market closely.

 

Earlier today, I found two strong property options for buyers who have been actively searching.

That’s something we weren’t seeing as often when inventory was extremely limited and competition was intense.

 

Why This Market Feels Different

For several years, buyers faced:

• Very limited inventory
• Multiple-offer situations
• Rapid price increases
• Aggressive competition

 

Today’s market is more balanced in most areas.

 

Higher interest rates have slowed some buyer activity, but they’ve also reduced some of the extreme competition that existed previously.

 

That means buyers may now have:

• More homes to choose from
• More time to make decisions
• Greater negotiating opportunities
• A chance to enter neighborhoods that previously felt out of reach

 

Strategy Matters More Than Timing Headlines

There’s no perfect market.

There’s only the market that exists today and the strategy you create around it.

 

For some buyers, waiting still makes sense.

For others, the current combination of inventory and pricing may create opportunities worth exploring now.

 

The most important step is understanding your options and making informed decisions based on your goals, finances, and timeline.
