CalHFA’s Dream For All program is officially moving forward — and timing matters more than ever

by Patti Gregory

CalHFA has now announced the pre-registration window for the Dream For All Shared Appreciation Loan Program, confirming that applications will be accepted beginning February 24, 2026, through March 16, 2026.

This update brings clarity — and an important reminder: preparation matters!

What the Dream For All Program Actually Is

The Dream For All program is not free money and not monthly payment assistance.

It is a shared appreciation loan designed to help eligible first-time buyers overcome the down payment hurdle.

The program offers:

  • Up to 20% of the purchase price, capped at $150,000

  • Funds usable for down payment and/or closing costs

  • The loan is repaid when the home is sold or refinanced, along with a portion of the home’s appreciation.

The Details Buyers Need to know!

This program is not first-come, first-served.

Because CalHFA anticipates demand will exceed available funding, applicants are selected through a randomized lottery.

Selected buyers then have 90 days to:

  • Shop for a home

  • Execute a purchase contract

  • Work with a CalHFA-approved lender to close

Why Early Preparation Wins

The buyers who successfully use programs like this are rarely the ones scrambling at the last minute.

They’ve already:

  • Reviewed and strengthened credit

  • Confirmed income eligibility

  • Connected with a CalHFA-approved lender

  • Built a clear buying strategy

By the time pre-registration opens, they’re ready.

Thinking About Buying in 2026?

If buying a home in 2026 is even a possibility, this is your signal to start preparing now — quietly and strategically — instead of reacting later.
