Let's talk about the number that jumps off this week's Laguna Niguel market update:

47%.

 

That's the percentage of active listings that have had a price reduction.

Nearly half.

 

Now, before we jump to conclusions, there's more to the story.

Because homes are still selling.

What's Happening Right Now?

 

For the week of September 14, Laguna Niguel has:

  • 152 active listings
  • $1,413,750 median list price
  • 54 average days on market
  • 47% with a price reduction
  • 4 closed sales
  • 5 pending or under contract

So this isn't a market without activity.

There is activity.

 

But there is also price adjustment.

Buyers Have Choices

 

With 152 active listings, buyers have options.

And when buyers have options, they're able to compare.

Condition.

Location.

Features.

Price.

And ultimately, value.

 

If one home is priced significantly higher than similar options, buyers have alternatives.

That's where pricing strategy becomes especially important.

 

Sellers Are Adjusting

 

The 47% price-reduction figure tells us that a significant number of sellers aren't simply leaving their original pricing in place.

They're responding to the market.

The market update describes this as a high rate of price cuts, with sellers adjusting more aggressively to buyer expectations.

That's useful information for anyone thinking about selling.

 

But Here's the Part I Don't Want You to Miss

Five properties moved to pending or under contract this week.

 

And four sales closed.

 

So the story isn't:

"Nothing is selling."

The story is more nuanced.

Homes are selling.

But pricing appears to be playing a meaningful role in how properties perform.

 

What About the Price Range?

Laguna Niguel has a wide range of homes available.

This week's active listings range from:

$460,000 to $16,888,888

The median list price is $1,413,750.

That's a huge range.

 

Which is another reason I don't love broad statements like "Here's what the Laguna Niguel market is doing."

A condo at one price point can have a very different experience from a luxury home at another.

 

The Takeaway

If you're watching the Laguna Niguel market, 47% is the number to watch this week.

Nearly half of active listings have reduced their price.

At the same time, homes are still closing and going under contract.

That's what makes this a market worth watching closely.

 

The numbers are giving us information.

And that's exactly what a good market update should do.
