Can Buyers Negotiate in Orange County Right Now?

Yes, many Orange County buyers have more room to negotiate right now than they've had in years.

But that window may be narrowing heading into fall.

Here's what the numbers are showing.

More Homes to Choose From

Orange County started 2026 with roughly 2,800 homes for sale, then inventory climbed to about 5,200 by the first week of August.

That's nearly double.

More choices usually means more breathing room for buyers.

Homes Are Taking Longer to Sell

The median time on market in Orange County is now 46 days, and homes under $1 million are sitting a median of 42 days.

A home that's been listed for six or seven weeks is often a home with a seller ready to talk.

But Here's the Shift to Watch

Inventory has pulled back five weeks in a row and was sitting at 4,984 in early September, even as national inventory keeps climbing.

So Orange County is moving in the opposite direction from the rest of the country.

Worth keeping an eye on.

A fresh listing and a 60-day listing are two very different conversations.

Negotiate more than price

Price is just one lever.

You can also ask for closing cost credits, repairs, a rate buydown paid by the seller, or a flexible closing date. Your lender could push to get your rate down to 6.25 or 5.25%

Come in prepared

A fully underwritten pre-approval gives your offer weight.

Sellers say yes more easily to buyers who look certain to close.

Stay respectful

The best negotiations leave both sides feeling good.

That goodwill often carries through escrow, too.
