New Housing Coming to Aliso Viejo — A Solution to Low Inventory Including 'very low income households'
One of the biggest challenges homebuyers are facing right now is low housing inventory. With limited listings and strong buyer demand, finding a home that checks every box can feel nearly impossible — especially in highly desirable Orange County communities like Aliso Viejo.
But there’s good news on the horizon.
🏡 Proposed Development Could Add Hundreds of New Homes
Aliso Viejo city officials recently discussed proposals for new residential developments that could help ease inventory constraints by bringing a significant number of new homes to the area:
📍 Lennar Homes Proposal — 405 New For‑Sale Units
Lennar Homes of California submitted a concept review request to convert an office campus at 1–5 Polaris Way into a 405‑unit residential community. This proposal includes a mix of housing types — including duplexes, townhomes, back‑to‑back attached units, and rowtowns — and features like two‑car garages for each unit and 151 guest parking spaces. The project would also include open space and amenities such as a pool and walking trails. The plan is currently under early review with the city, meaning it has not yet been approved for construction. AV City
Some units would be reserved for very‑low‑income households, helping support housing affordability goals within the community. AV City
🧭 Why This Matters
1. Increased Housing Options
If approved, the Lennar project could bring hundreds of new homes to a market that desperately needs more for‑sale inventory.
2. Diverse Housing Types
The mix of housing styles (from duplexes to townhomes) could appeal to a range of buyers — from first‑time homeowners to downsizers or investors.
3. A Step Toward Balancing Supply & Demand
Orange County has long struggled with tight housing supply, especially near job centers and coastal communities. Proposals like this represent progress toward addressing that gap by converting underused office land into homes. AV City
🏗️ What’s Next?
Right now, the Lennar proposal is in the concept and review stage. Before anything moves forward, it will go through several additional steps:
-
City planning review and entitlement
-
Environmental impact analysis
-
Possible revisions based on community and council feedback
No decisions have been finalized yet, but the fact that this project is being discussed shows a real effort to increase housing — something many buyers, sellers, and community members have been asking for. AV City
📌 Why This Is Worth Watching
In a market where homes sell quickly and inventory remains low, new construction has ripple effects:
✅ More homes available to buy
✅ Potential relief on competitive bidding
✅ Opportunities for modern floorplans and amenities
This project is being watched closely because it could reshape part of Aliso Viejo’s housing landscape in the years ahead. I’ll continue tracking updates and will share significant developments as they happen.
